Every deal is different. If there isn’t substantial up side, I pass on the deal.

Talking about value can be a little confusing so I will define some terms.
Buy Price – the amount of debt I’m taking over plus the amount of equity I’m giving to the seller plus closing costs and any carry back
Cleanup costs – amount to make the house safe, clean, livable (usually a dumpster and some quick repairs)
ARV – After Repair Value – What the house would be expected to sell for all fixed up and marketed on the MLS (even though the house won’t be all fixed up – some houses are new enough no one has to do any work on them, others require updating which the Tenant Buyer is responsible for if he chooses to upgrade but isn’t required to, most say they will)
L/O – Lease Option Amount – the price I put the property out onto the market at – usually some 10% above ARV
Down – The amount a Tenant Buyer puts down on the Option usually around 10%
RE – Real Estate Fees – always $0
Carrying Costs – mortgage payments, property taxes, insurance, electric, water, – until a new Tenant Buyer is found
Carry Back – (not every deal has a carry back) an amount that is usually non interest bearing that is due to the Seller when the Tenant Buyer eventually refinances out of the Lease Option.
Tenant Buyer – a vetted purchaser who has some 10% to put down as a non-refundable deposit and is capable of making rent payments on the Lease Option amount
Quick Cash – a deal good enough to buy the property, do minor repairs and turn it around for great profit (for a “cash out” not to a Tenant Buyer) – usually a situation where there isn’t enough monthly cash flow to make holding onto the property worth doing but has serious equity

My spreadsheet is designed to take into account my buy price, closing costs, cleanup costs, carry back, interest rates, debt load, appreciation, depreciation tax write offs, front end equity, back end equity, principal pay down, rent increases, reserves, etc., etc.  There is no Cap Ex since the Tenant Buyer takes care of that.

Appreciation is not guaranteed so I am conservative on that. There are market fluctuations over time.

There is never an obligation to take a particular property. If no one I offer the property to wants that particular property I simply take it into inventory. I don’t buy a property unless I would personally be happy to have it, but it may not suit everybody.

The way that the process works is:

1) You let me know when you would like to start being notified of opportunities
2) I add you to the email list (That assumes you are prepared to actually buy, not just planning to buy)
3) As properties look likely to be bought and come into inventory I notify you of the opportunities
4) Whoever responds and wants more information, I send them the details
5) I am only sending this list to people I have met with & who are prepared to buy (this is not a “general fishing” type of thing)
6) If you express interest in the opportunity I give you the address so you can do your “due diligence” look it up online, drive the neighborhood, do whatever you do before you buy a property
7) Keep in mind that others are looking at the opportunity too
8) If you like the deal you write a check to the appropriate LLC and I use that money to buy the property and locate a Tenant Buyer
9) If you don’t like the property, you simply say it isn’t for you
10) The alternative is to fund the LLC and I look for one specifically for you
11) Generally, they come along a couple of times a month (these are hard to find) and they go rather quickly
12) Sometimes a “Quick Cash” opportunity comes along and you are notified of those as well – you may want to participate or not – your choice on a case by case basis
